Renovating an exterior facade is often thought of as "just repainting", but underneath that there are usually several separate layers of work. Repairing cracks, fixing the render, adding thermal insulation if needed, and painting are steps that follow one another — and if the order is wrong, the work can fail again within a short time. This guide sums up the order generally followed when renovating a villa's facade, and what to watch for at each step.
First, work out what kind of crack it is
Not every crack means the same thing:
- Cosmetic (surface) cracks: Thin cracks confined to the render or paint layer, usually caused by drying shrinkage or temperature changes. These can normally be fixed with filler and a render repair.
- Structural cracks: Cracks that run deeper into the wall, keep growing over time, or appear at window and door corners, often linked to the building settling. Simply filling and painting over these hides the problem rather than solving it.
If you're not sure which type you're dealing with, the safest approach is to ask a professional before starting any painting or insulation work. If a crack turns out to be structural, that needs addressing first, rather than a cosmetic repair.
The right order: repair → render → insulation → paint
The generally accepted sequence is:
- Surface cleaning and crack repair: Loose, flaking old render is removed, and cosmetic cracks are repaired with an appropriate filler.
- Render repair: The repaired areas, and the whole facade if needed, are re-rendered to give an even surface.
- Thermal insulation (if being added): Insulation boards are glued to the facade and fixed with anchors if needed, then covered with a reinforcing mesh and a base render coat. This step comes after the render repair and before painting.
- Primer: A primer is applied so the surface absorbs the paint evenly and the paint adheres properly.
- Paint: Exterior paint is applied last, usually in more than one coat.
Working in the reverse order — for example, painting before a crack is properly repaired — tends to make the problem reappear within a short time.

If you're adding thermal insulation, what to watch for
Adding thermal insulation (an external insulation system, sometimes called "mantolama" in Turkey) to a villa's facade is a significant job that affects both energy efficiency and appearance:
- The thickness and type of insulation material depend on the building's needs; a project-specific assessment is more useful than a generic reference range.
- Window reveals, downpipes, sills and any protruding details need to be re-addressed together with the insulation; otherwise there's a risk of water getting in at these points.
- The exterior paint applied over insulation needs to be compatible with that insulation system's render — not every paint suits every insulation render.
If you're not adding insulation and the existing render is sound, you can usually go straight from repair to painting.
When to do this work
Exterior work depends on the weather. On very hot, very humid or rainy days, neither render nor paint cures properly. In and around Fethiye, spring and autumn are generally considered better suited to this kind of work. For more detail, see when is the best time to paint exterior walls in Fethiye.
Safety: working at height and scaffolding
Exterior work usually means working at height. Where scaffolding or a platform is used, it needs to be properly set up and compliant, and anyone working on it needs the right equipment. Facades close to a neighbouring plot, power lines or a pedestrian path may need extra precautions. This is specialist territory — rather than attempting a repair at height yourself, it's worth asking a professional.
Frequently asked questions
Does every crack mean I need insulation? No. A cosmetic crack is usually fixed with filler and a render repair; insulation is a separate decision, usually added for energy efficiency.
Can I just have the facade painted without insulation? Yes, if the render and surface are sound, you can go straight to repair and painting. Insulation is its own, separate line item of work.
Can this be done while I'm abroad? Yes. The facade's condition can be assessed from photos and video, and once the steps are confirmed in writing, the work can be tracked and carried out remotely.
Send us photos and we'll work it out together
You can send photos of the cracks, old render or paint condition on your villa's facade over WhatsApp. We'll work out together which steps are needed, come for a free site visit if required, and prepare an itemised written quotation. You can find what should be in that quotation in 8 things every renovation quotation should include. You can see the scope of our services on the painting and renovation page.
